Not Too Much Pressure Then!

Hi Everyone,

Long time no speak!

It has been a busy start to the year. We have prepared our 2010 strategy and we're absolutely raring to go!

Last weekend, Tony and I attended the Property Investors News (PIN) Conference at the Marriott in Marble Arch. It was an absolutely fantastic event, organised by the Editor, Richard Bowser, and my friend and mentor John Corey Jnr. I think we went down fairly well with the crowd!

So, into a new month! This coming Thursday (04th Feb 2010) sees Tony and I speaking again, this time at the Hampshire Property Club, organised by our good friends Hazel Reed & Dennis Coote.

And so begins another decade!

Hi all,

Now I know I'm not the world greatest blogger, but don't you just hate it when you spend time writing a blog entry, only to press 'post' and find it disappear into the abyss?

So here is my second post of 2010! Perhaps the other one will show up in due course.

2010, eh? Where have the years gone? So after a good 4-week break from all that is 'property', I find myself back in the northeast.

I arrived in the early hours of this morning and have spent the day regrouping and acclimatising! Tell you what- it is, without a doubt, abso-bloody-lutely freezing! It was -5 when I got here! Brrrrrrrr! Horrendous driving conditions too.

So anyway, the plan of action (me thinks) is to pretty much continue and expand upon where we left off in 2009.

With Tony having now recovered from 'the ladder incident' (apart from the PTSD) we are ready to go at it again.

The focus, as you would expect will be on utilising creative finance techniques to generate significant levels of cash flow.

This will be achieved predominantly using Sandwich Options, with any other deals not fitting this criteria, such as those involving consultation, serving as a bit of a 'Brucie Bonus' along the way.

Ask you would expect, I will endeavour to keep my blog updated with developments as and when they occur.

I thought that I would give you insight into the man who takes care of the 'HMO' element of my portfolio. Remember - managing HMO's requires a certain finesse. It is adviseable that only the most skilled individuals are employed to look after these important additions to the portfolio.

You will see from the video below that I take the role very seriously and as such have employed someone who not only is highly competent in the field, but also someone who clearly should be featured on BBC's 'Move Like Michael Jackson'.

But Who's Gonna Carve The Turkey??

Hi All,

Just wanted to send my condolences to my business partner Tony, who has suffered an unfortunate injury in the name of Christmas!

Over the weekend was 'decking the halls' so to speak when he decided to erect some outside Christmas Lights.

Unbeknown to him, the safety catches on his ladder were set to the 'unlock' position when he mounted it.

Having reached the last rung from the top, he felt a strange sensation as the ladder decided to move in a southerly direction, taking him with it.

Having dusted himself down, Tony realised something was not quite right, since he had lost all feeling in his arms.

Some time later, following the X-factor final in fact (Olly was robbed!) , Tony decided to drive himself to the hospital and called me on the way (fortunately he has 'handsfree' fitted.)

A few hours later, I got another call from him with an update to his predicament. Turns out he has broken both of his elbows and will be out of action for the next 6 weeks!

My heart goes out to you mate - reminiscent of the time we went on a caravaning holiday and you ended up with a slashed wrist, blood poisoning and a neck-brace! Shouldn't laugh!

I hope you still manage to have a good Christmas mate, and I just want to let you know that Sunderland simply isn't the same without you.

We Buy Many Houses!!!

Hi All!

Thought I would do a quick post seeing as I have a tendency let things slip a bit in this respect!

Here's Tony & I shortly before we introduced out new marketing campaign into Sunderland.

Ok, so we've had a bit of grief from our tenants and then of course the was the general public, but all in all it's been an absolute success!

It's comforting to know that by just whacking a lineage ad out in the local paper and by erecting a few boards that we have a consistent stream of potential deals coming our way. It makes me particularly excited (and I know Tony is too) because who both know that we haven't even really tried to market our new venture! We have some many creative and 'Guerilla' style marketing tactics up our sleeves that there is no doubt in my mind we can turn over at least 10 deals a month! C'mon!

In actual fact, I've not been up north for the last two weeks as it happens. It's been absolutely great spending time with Clare and the boys, even if I have been a little distracted by dealing with the Tax Return!

Since the Go Direct UK 5-day event in London, we've been utilising the methodology we were taught and this has been really successful. I've closed a couple of deals over the phone, and Tony has done a couple while he's been in Sunderland. I will have to make a point of doing an interview with him next time we're together and posting it here, so you can get a feel for what he's been up to.

So, it's back up north next week. I have two appointments booked. One on a 2-bed cottage in Millfield and another with one of my contacts who is looking to sell a large portfolio of mixed residential and commercial. It's the same person I spoke about in one of my previous videos, however, it's clear that there is still a deal to be done. As Rick Otton says 'We're in the deal'!

Anyway, its getting rather late, so I will catch up with you soon.

Hi all,

Okay, so it's been a while since my last post, but hey, what's a 2 week gap between friends? In other blogs I've written there have been 2 year gaps so I'm not too concerned about this little blip!

So what's new? Well there have been a number of interesting developments over the last couple of weeks.

1) Any moment now our new national tenant-find service is about to go live! Check out http://www.freedomlets.co.uk/ for more details.

2) The unfortunate news about Passive Investments (Andy Shaw & Greg Ballard). It would seem that their enterprise has taken a turn for the worse, with many individuals pretty much gob-smacked and in total disbelief that the many hundreds of thousands of pounds paid for their portfolio building service (in actual fact it's more likely to stem into the millions) is highly likely to be a lost cause which will for many result in nothing more than heartbreak and confusion. Indeed, two individuals I know personally have between them lost just shy of £300k.

This whole situation is clearly a sign of the times, the unprecedented economic chaos the country has found itself in, and, if they're honest with themselves, a failure on the part of Andy & Greg to appreciate the power of compounding (compounding interest in their enterprise, that is), which I believe in the end worked against them.

Just got in from an excellent evening the the Hampshire Property Club.

Ranjan Bhattacharya spoke about what he's been doing in the property world to promote his survival in these turbulent times. He provided a real insight into the cycle of the property market, the peaks, the troughs - a truly interesting presentation.

I'd like to say a big thank-you to everyone I had the good fortune to speak with, including Rory O'Mara, John Corey, of course Hazel and Dennis and Ant Lyons - speaking of which;

Ant approached me the other week about doing an article for his magazine, and I was more than happy to oblige (think I mentioned this in a previous post).

The article is one of a series of three, following my progress implementing Creative Finance Techniques.

To be honest, this whole thing has made me discover just how much I love doing the creative stuff. Buying houses without money?? It's absolutely fantastic. - I'm well and truly hooked! Can't wait for Rick Otton's 'Go Direct' course on 25th November! I want the guys on the course to literally hold me down and inject me with with knowledge til I can't take anymore!

Also, had a good hit on our lineage ad today - I feel another Assisted Joint Venture coming on!

Hi,

So what's going on this week? Tony and I are still working towards implementing our marketing campaign. We've had some new boards design which are just going print and I'm currently working on a direct marketing strategy which uses technology to make life a bit easier! Tony has also run a sneaky 'we buy property' ad in the local rag, which I knew nothing about... until the phone started ringing. He's got an appointment tonight.

The 2 bed cottage shown in my last video is currently under refurb. Should be turned round by this time next week at a cost of around 2k.

My client, and now proud owner of the property is meeting up with me on Thursday - looking forward to that!

Elsewhere, we are still tidying up loose ends, the sorts of loose ends which demand that we are distracted from doing deals.

Right, my car has just come out of it's service and there's nothing to pay!! So I'll catch up again with you soon.
